Fair price (IMO very fair) for the land spoiled, for me, by the overage clause. The overage is applicable on planning consent, not sale. :mad:

That soil doesn't look good imho... it's burnt out... you'd need another mortgage to fertilize it artificially to force stuff to grow... although I did see a programme about green farming that could correct that.0

I think the soil is ok PN, the grade two and three relate to the % rye grass supported in the soil, indicated the pasture/soil type.;) If we were serious we'd soil test anyway. And I guarantee at somepoint the soil I get will look worse before it looks better.
I eschew fist grade, I actually want a significant proportion of less ''giving'' land. Fertility has problems of its own when it comes to animal welfare.
It looks a bit ''burnt out'' because, I guess, a cut has been taken recently.The green sward will have been removed and probably all in the drier weather, so not greened up.
The leverage is for a fixed term of 30 years.0 -

It is a long time.
Its a swizz too, IMO, a huge restriction for young entrants into agriculture.
