Cheers again for the message Stu,

Have offered them the 165 with a deadline, to which they said no, I know what you mean about separating emotions from the business, which is even more difficult being a first time buyer etc etc.

The information on about them not needing to sell was from my mortgage broker.

I remember - it is tough - especially if your other half really likes it!

What kind of deadline did you give? I'd call them back, and tell them if they change their mind that they can give you a call, but you are now looking at another property with a view to offering over the weekend. If you dont hear from them by Monday, you will proceed with the other place.

If not, there really are plenty of other places out there - and perhaps this one was not meant to be. Or, find the extra 10k from somewhere.

    Good luck.

Hmm- what is the mortgage broker's fee structure? Is it a straight fee, or a % commission on the mortgage amount?

You can tell I have a suspicious nature

The broker takes a commission on the amount, I trust him, family friend and sorted out great mortgages for friends and family in the past.
