help to convince my lender that my house is worth more than valuation

hi

we are currently in the process of getting a fixed rate at 75% ltv. Unfortunatley however the valuation has come in at 25k lower than what we need the valuation to be.

RBS have said if i can prove some proof that the house is worth more by sending details of houses that have sold in last 3 months that are comparable then they will look at this.

I guess therefore the question is does anyone know of any website where you can search for house prices in the last 3 months that also allows you to search by type of property and number of bedrooms.

Failing this has anyone had any experience of appealing and winning and have some cunning tips ?

    Hi - 25K is quite a big difference. Hopefully you can get some eveidence together from actual sales in the last 3 months. I think this is your only option.

    This is identical to what has happened to us last week, although they had originally offered us 80% ltv they have increased it to 85% due to it only being interest only.
    When I questioned the valuation they said that if I could get an independant valuation then they would look at it. Due to them increasing the ltv % we only need to scrape together approx 4k.

    The land registry is the best website to look at. They record actual sale prices. This is a govt site too, which will hopfully add weight to your argument.
    Mortgage - £37k
    Credit Card (A&L) -[STRIKE] £2300 -[/STRIKE] £1200
    Santander Credit Card - [STRIKE]£1400[/STRIKE] £1100
    [STRIKE]OD - A&L - £1300[/STRIKE] GONE!!!
