help to convince my lender is worth more than valuation

hi
we are currently in the process of getting a fixed rate at 75% ltv. Unfortunatley however the valuation has come in at 25k lower than what we need the valuation to be.
RBS have said if i can prove some proof that the house is worth more by sending details of houses that have sold in last 3 months that are comparable then they will look at this.
I guess therefore the question is does anyone know of any website where you can search for house prices in the last 3 months that also allows you to search by type of property and number of bedrooms.
Failing this has anyone had any experience of appealing and winning and have some cunning tips ?
