Paid off Mortgage - charge still shown at Land Registry

Hello -

I am fortunate in having completely paid off my Nationwide mortgage in October last year. I clearly said that I wanted the account be closed, and I didn't want to do the "keep £1 in the account" thing. I've repeated told them that I wanted the Land Registry charge removed.

In December I got a letter from Nationwide stating that the account had been closed. I did a Land Registry search today, and found that Nationwide is still listed as a "Lender", and is still listed in the "Charges Register".

I don't want to wait until I sell the house to resolve this, because it is just one more thing to go wrong, and for my solicitor to bill me for.

I'm going to write to them, but does anyone have any ideas on why they haven't removed the charge yet?

  • I have a sneaking suspicion you will have the legal bill to have the charge removed, but am waiting to be proved wrong by others in the know...

    I know you have to pay to get ex's removed.
    I'd have thought the mortgage company would be obliged to remove their charge as a matter of course once the debt had been paid up.:confused:

    Hi guys

    Very often the mortgage won't remove the charge on the Land Registry, I'm not sure why maybe they 'forget' or don't want the hassle. Its easy to remove it yourself - just fill out form DS2 or DS2E available from the land registry.

    Since you asked Nationwide to remove the charge I would suggest that you try them first.

    IMO your solicitor shouldn't charge you any extra for removing the charge - my boss doesn't charge his clients for doing it as its not much work really.

  • I had the same issue with NW last year. They hadn't removed the charge after a couple of months, so I gave their CS a call. Within a week I'd receive a copy of the title deeds from the Land Registry without the charge. As SmlSave says, give NW a call.

    Is there a checklist for options (e.g. hold open with £1) or things to do once you are on the verge of paying off your mortgage? A plan of exit designed to catch these little things?
