3-4.5x income depending on deposit %, credit rating, affordability etc0

I punched your figures into http://www.moneysupermarket.com/mortgages/ then played with the property price...£120,00 gave no results, £100,000 gave no results, and £80,000 gave a decent list...so tried at £90,000 and that also gave some responses.
I had to guess your outgoings, so try it again with your own reality...
Not having much in the way of credit products can actually count against you rather than provide "perfect" credit.
Maybe consider getting a credit card for general purchases that you pay off in full every month...? If you have a decent current account, the usual cash for expenditure can stay in the account earning interest...0 -
As asked before - do you have a deposit?
If the answer is "no" then the amount you can borrow is £0.00.0 -
I have never had a credit card or taken out any loans, so I can only presume that my credit record is perfect.
If your credit history is non-existent, this could be an issue, as lenders have no repayment behaviour to base their assessment on. I would speak to an IFA to find out your options.0 -

Good advice. Get a credit card and pay it off in full for your normal purchases. Proves to lenders that you have a credit history and can repay your loans etc0 -
