If the landlords doing 'stuff' they haven't got to grips with BTLs.
The idea is you sit back and watch the money roll in.

An investor can always be doing stuff, i.e. looking for the next oppertunity, best mortgage deals, keeping on top of maintenance / bills or indeed looking for where to put the money that is rolling in ;)

    Most landlords...
    ...did not buy at peak.
...have rental income that covers costs - even when rates rise.
...have good quality long term tenants.
... have a robust business plan.

    A few questions .....

Prior to 1999 how much residential property was held in the private rental market? Outside of what I would classify as professional investors, and excluding student digs etc.

How many BTL investors factored in 8% plus interest rates and the requirement of 125% of rental income against mortgage repayments?

How many landlords are aware of their own tenants financial positions or security of employemnt?

How many BTL investors actually sat down and worked out how they were going to repay the capital debt owing on their mortages? A business plan based on capital growth alone is certainly not robust.
