does anyone here have a mortgage with amber home loans?
my fixed rate should go down soon.. have you experienced any changes?
or offers for re-mortgaging...
i very rarely receive any letters from them with information....
have they sold their mortgage on to other banks (US)?

We have a mortgage with them. fixed until christmas this year at which I cannot wait but at the same time we are self employed and my broker who we have used for 12 years went for this company. We are hoping if the interest rate isn't good when the fixed term has ended we will look around.:A Tomorrow's just another day - keep smiling0

Amber are/were the 'specialist' arm of the Skipton Building Society so tended to look after self cert and adverse but they did have some good 'mainstream' deals from time to time.
One of the first to close when the sticky hit the spinny, but all round one of the better (if not good) guys.
Most of their mortgage book will be dealt with by one of the Skipton's many mortgage servicing companies so (although your mortgage has formally been securitised) you are being dealt with by the same people really.
IIRC their standard variable rate is linked to LIBOR but had a BBR cap of about BBR + 3% on many deals (even adverse).
You may find that you will be paying no more that 3.5% but could be less if you are on one of their Base Rate Tracker follow on rates which were about 2.5% over base rate (so about 3%).
One of the, IMO, better lenders from the non conforming lot to be stuck with (if you are). Just make sure you read your offer to clarify what the follow on rate is and, if it is their Standard Variable Rate, their additional conditions part of the offer to see if your rate has a Cap related to Base Rate.
