I have not had a very good experience with RBS. Had AIP on 29th April sent off evidence of income, bank statements etc. Declined on affordabilty after 5 weeks even though all evidence sent was exactly as stated on the application. Broker appealed, more negotiations, told they would lend us £4,000 less, cashed in national savings certs to cover, then declined again by the underwriters yesterday. No explanation "apart from we're very sorry"

OMG why do they treat people like this? 5 weeks is a joke! I don't know how they sleep at night! I have got two accounts with RBS and im very very tempted to close them both! I don't want anything more to do with them after the experience I have had and reading about them in this thread.... RBS if you are reading... YOU SUCK!

Now, I know getting a mortgage at the moment is very difficult for everybody... In my teens I was no angel with credit but since being in my 20's (29 now) I have tried the best I can to be a good boy.

Adverse credit drops off you credit file after 6 years, so from what you say there has been 9 years since your poor credit past. So, in the last 6 years have you defaulted any accounts, spent over your credit limit, got cash advances from credit cards, have high outstanding credit card balances, paid late, had multiple addresses and/or not registered to vote at your current address? All these could be affecting your mortgage application...
