Hi thanks for your advice upto now, I think I'm getting somewhere.
What I'm looking for now is a buy to let that I can pay 10% deposit and have a fixed rate for the next 2 years on a interest only mortgage, are there any that can be recommended, one of course that don't have high fee's included?
I know I what save, save, save....

all thre fixed rates i looked at recenly had huge...(like £2,400 huge) fees. went for a tracker at 4.79%
thought most btl were max 85%LTV?0 -
I've thought about a tracker, but becasue I'm just starting off with my new adventure, I thought I'd play it safe!!!! If there is such a thing as playing it same!. What fee did you have with the 4.79 tracker? and if you don't mind who was it with?

i too like to play it 'safe' ish and i already have 4 or 5 fix rates, so one tracker can't hurt too much....famous last words.....0 -

The closest you will get is an 89% deal (therefore 11% deposit), fixed at 5.39% for two years (lower rates available with 15% + deposit) with a £595 arrangement fee. The rental value of the property will need to be 125% of the interest only mortgage payment at an assumed interest rate of 5.5%.
There may be deals with a lower rate/fees, but when you take into account the lower deposit, this one can be ideal in the right circumstances.
However, usual advice about talking to a whole of market broker to make sure it matches your needs and circumstances.
