    Prudent? Mate - we've been sat on a big pile of cash in a rubbish savings environment in a house that will never be ours.

    The house we bought was on for £590k originally before the owners relocated. We bought from the relocation company for £150k below that.

    Saved money in 12 months time? No, we have gained already with improvements that are already underway.

    this means there's going to be more falls this year????? but according to the experts on here we've already reached the bottom, oh no. Could it be that everyone is throwing lots of muck and the wall and hoping some sticks. I hope houses fall from here, but i have no idea if they will or not

    16% down when the banks hit a crisis.

    8% down when mortgage offers sieze up.

    And then stagnant when unemployment has reached it's peak, and we are all having to hand over more money in tax?

    Then a 2% rise when interest rates start going up from their lowest point ever?

    So in other words, the only thing to effect prices has been the banks inability to lend, not the customers inability to pay.

    Me thinks not. Not unless wage inflation comes in to play.

    I cannot see recover in the near future, certainly not where I am. FTB's have been too used to being able to get 100% mortgages that very few have a decent deposit and without FTB's people like myself cannot trade upwards.

    The same "Experts" & "Economists" who fxxxxd it all up in the first place !!.. I take more notice of the consenus of opinion on these boards than would of the "Experts" .... & IMO they are talking rubbish too

    I'm interested to know what qualifies "the city" to comment on future economics and for me to believe what they say? Seriously.

    Rather like Tim Henman giving advice on how to win Wimbledon (to keep my analogy sort of topical). :D
