Remortgage with change of names due to break up

I am currently on a NR together mortgage, in May 2006 I purchased a house for 84K with my ex partner and we took 100K loan in total.

The fixed rate on this ran out and I am now on their SVR on interest only as when my partner left I could not afford this.

Circumstances have now changed and with a bit of a push I could afford this, however my ex partner wants off the mortgage.

My brother has offered to help, but as I stated when the rates go back up if I stay with NR SVR I will not be able to afford it and that is not fair if his name was on the mortgage.

He has said look into a fixed rate for us both to go on, I am happy to do this but need advice on what the best fixed rate out there is.

I am not sure exactly how much my house is worth I have made improvements such as new kitchen and new central heating boiler to the house but will I have enough to get a 90% mortgage?

If not what are my other options?

Thanks,
