advice needed

HI I have a very bad credit history, I'm currently pay into a DMP with cccs. Myself and my girlfriend are looking to live together, she has a house that she needs to sell, i on the other hand rent and dont have much in savings but hope to have a couple of grand to add to the deposit when the time comes. my question is will we be able to get a joint mortgage as she has avery good credit rating and we should havea deposit of around 30/35 grand.

    If you have very bad credit history then it is likely that only your girlfriend will be able to get a mortgage

    therefore only her income will be taken into account when working out the amount you can get
    i buy houses ........... any condition.

    Can you expand on 'very bad credit history' - e.g. any CCJs or is it just defaults?
    What kind of property values are you looking at?

    I owe around 21000 unsecured to a total of four lenders, i'm currently paying £300 into my dmp a month all are defaults, no ccj's, we live in a expensive area but are looking at around £160,000 £250,000 if we can get a joint mortgage.

    Your girlfriend can probably get a "prime" mortgage from a high street lender at the best rates available. Jointly you will only be able to access more specialist deals with fixed rates starting at around 6% best case with a minimum deposit of 25% (without the rate skyrocketing above 8% at 80%). From the sound of your maximum deposit I don't think you would realistically be looking at a more expensive property in joint names anyway as you do not have a big enough deposit to get a £250,000 property.

    I would look at it in your girlfriends name only at 75-80% . . . . likely to be your best bet.
