Advice on remortgage

I have come to the end of my fixed 2 yrs mortgage. I will be going to a 4.99% var in October. I’ve been looking at remortgaging in order to get another good fixed rate. This is my 1st mortgage and have not done this before.
The problem is I bought my house for 90k and my current mortgage provider says its only worth 77k, but I disagree
What current mortgages out there would be best to go for or do i just sit and hope the rate i move onto is about 4.99%
Any advice welcome

You may be stuck. If you bought 2 years ago, you bought at the peak prices and they have dropped significanly since then. Have they not offered any more fixed deals to you, if not, ring and ask.
What is your current LTV (and based on what price)?0
