platform mortgages - are these rates too good to be true?

hope you can help - my mortgage advisor has just come back with a decision in principle from platform home loans offering me a 75% mortgage on a prime product. the interest rates for 2years fixed have come back at 3.99% and 3year fixed at 4.39%. I dont know about you but I am finding these rates just too good to be true especially as my credit score is less than perfect at 779 and with a few defaults (all of which are at least four years old though, although two are still pending). I've got 30days to put in the full application but I can see from my credit report that an enquiry was made on my credit file for the decision in principle.

Anyone on here know about Platform and about these rates? Apparently these are exclusive rates only available through a select number of companies but I am just curious to make sure my mortgage advisor isn't stringing me along? I wanted 85% but was only offered 75 so maybe that's the catch?
