Seen credit report what next?

Hi everyone, I'm hoping to get a mortgage and I have just checked my report with Experian.

I have a £149 CCJ dated 1/7/2002 from a parking ticket I knew nothing about. I've moved house a lot and I think I forgot.

I also have a £589 default with Black Horse dated 31/10/2001 (updated 5/3/2006) which I knew about and couldn't pay at the time.

And I was absent from the electoral role for three years (2002-2005) when I was at uni. I thought applying for a council tax exemption year on year was the same thing as going on the role.

My current status is good. I have 4.5 grand saved and I started my 'real' job last Aug. The misses has a perfect credit record and a decent job. We live in the North-East so I'm only looking for 90 tops.

I was wondering what the best way to proceed is and if and how I might be able to go high street.

To be honest I was surprised there was as little on my report as there was so that might need to be considered.

    The CCJ and the default stay on your file for 6 years then drop off so in less you are willing to wait the best thing to do is to have them shown as satisfied (that is if you have paid them) Black Horse can do this if you contact them, not sure who to contact about the parking fine. This is important as a defaulted account usually is not updated showing any payment since the default so it looks like you have not paid it. As you can understand this will not bode well. Of course they are not huge amounts so this should go in your favour.
    Your wifes good credit wont make much difference as you are FINANCIALLY LINKED, tared with the same brush as they say.
    A good indication is how many if any NEW accounts you have since the CCJ and the default. This means that if somebody has taken a chance with you knowing about these and you have ran the accounts well that others may follow suit.
    As far as the electrol roll is concerned what the underwriter will be able to see is that you had accounts running at previous addresses and guess that you lived there. Make sure you are on the roll where ever you are now. I would try an independant broker (although they are not all independant !!) or poss the bank that you have your savings with.

    PS There is another credit ref agency Equifax who may have other accounts of yours on there (mine does). Usually though anything bad like CCJs and defaults are on both.

    Based on what you have posted, the information that shows on your file will not stop you getting a mortgage. However, I would agree with Lizzy and tell you to get your Equifax file as well.

    I would also advise you to get the CCJ and the default satisfied asap. There are 'high street' lenders I can think of that will ignore these once they have been paid off (although some will insist that they have been paid off for at least 6 months), but few that will consider an application if they are not satisfied.

    Even if you do not qualify for a 'prime' scheme, you will probably qualify for a 'near prime' scheme on which the rates will not be too different.

    Have a word with a whole of market adviser.

    I'm gonna take your advice on the second credit check. Assuming it matches I'll settle my debts one lunch time next week.
