about Preferred and Capstone?. It seems to have gone really quiet concerning them. The last I heard was that there was a "fire" sale being dealt with by Price Waterhouse. But nothing since.

spml and preferred are obviously no more, Capstone won't be offering you anything new as far as i'm aware. If you ring them they will be able to tell you what will be happening in August and you can then have a look around to see if you can secure a more appropriate deal but you could do with getting cracking really if the current deal ends in AugustHappily an ex mortgage broker!0

I have spoken to Capstone and they have confirmed they are not offering any new products. My options are to go onto variable or seek another lender however, my LTV is 95%...are there any products available ?0

Hi,
I too have a mortgage with SPML which comes out of the fixed rate in september 09, house has been valued at 120000k mortgage is for 100000k
Both my partner and i have had some adverse credit, nothing for 2 years though. a default each ( which have been paid) no ccj's, both in full time employment.
Will we be able to find someone else to remortgage with or will we have to stay with current lender, which will be 2.8% above Libor, we currently pay 599 on interest only, does anyone know if this will go up or down?

mark - when you say the house 'has been valued' - who exactly valued it?e.g was it an estate agent?0

I have had 3 separate estate agents out to value it, 135000 125000 and 135000, so i was taking an approx average, it was valued at 149000 feb 080
