Buy To Let Mortgage but which?

I am looking for a BTL mortgage, self cert.
I can put up to 25% deposit but would prefer less
Would prefer no overhang, not tied in but would consider maybe a year unless v good offer and no I'm not mad buying at the moment.
Can anyone please help?

Whilst most B2L mortgages are not regulated under FSA rules , however good advisers will usually prefer to go thro' an "advice and suitability process"

some basic facts
Property value
Estimated rent
Type of tenant
Preference towards fixed/ variable
Attitude towards paying fees
Income
Other mortgages held
