Self Cert + FTB mortgage advice

Hi,

I've been self employed for a year now, and starting to look at purchasing a property at ~120k. I have a deposit of about 25k, but might be able to push that a little further if necessary. First year trading I have earned £31k net, which looks set to increase well for the next year. I have one outstanding personal loan of 11 months x £240 (which isn't worth paying off due to the fees).

My problem is that I have been doing my own accounts, but I believe some (or all?) lenders ask for a statement from your accountant when applying for self cert mortgages. Are there any lenders that won't mind that I do my own accounts? If so, I suppose I'm going to get an even higher interest rate? Any advice appreciated.

I contacted L&C, who were reasonably helpful, but wouldn't give me an idea of possible self cert interest rates until I have put an offer in on a property first. Anybody know where I can find out the current rates for self cert mortgages - best buys etc?
