    as someone pointed out on another thread.....that will be Phase 2.....just look back at the last time.....8 years it took before they fully recovered....why should this be any different?? people are even more in debt this time.

    Because if they fall rapidly it will cause panic amongst the populace who will react like lemmings........... A more gradual decline is in everyones interest.

    Any measure of house prices in a distorted market will, by definition, give distorted results. So above article means little, so don't read anything in to it.
