Taxation of rental income from lodger

I have a lodger and do not have to pay any tax as it is within the rent a room limit. I have read that if I take on another lodger as long as my rental income does not exceed my expenses (loan interest, utility bills, council tax etc) I do not have any tax liability. I presume for the purposes of calculating my expenses, I divide these costs by 3? Can anyone confirm these assumptions. I have read through an HMRC guidance note and there is mention of a private use adjustment but no guidance on how this is established

    I think I would seek professional advice in this case. Could be costly for you if you get it wrong.
