how long to wait

got mortgage agreed and paperwork just been signed and sent off
there is no chain either side and all we have requested is that a boiler service to be done (if they cant prove recent check), even with this how long should we expect to be waiting?
pretty sure the person has moved out aswell
is 3 weeks unrealistic or is it more likely to be 4-5??
response from soliciter and mortgage people have been
all surveys and hip are completed

Always impossible to say - there are a million different permutations, but I suppose 4-5 weeks might be a fair guess.
I've known anything from a week to a year.0 -
3 weeks is probably the minimum (based on 5 days to do boiler service and then paper work to filter around the system, 5 days for solictors to tie things up, 5 days to transfer monies then complete). However like all things it could easily be double - particularly if the service doesn't go well or someone goes on holiday.
Any particular reason for asking? Are you trying to time something like putting your 1 month notice on a rented place? If so I would just wait until you have a solid date (and even that might slip) provided by the solicitors. Though if you really wanted to (or need to for financial reasons) you could talk to your solicitor about making the vendor pay for any delays which result in you needing to rent over an agreed date.0
