Mortgage Process HELP

We are currently re-mortaging with Halifax.
I applied over the phone on Tues/ Wed last week. Was sent a letter with all the details to read through and advise them if any problems.
We then had a letter from a solicitor saying they were handling the re-mortgage and then a phone call from surveyors saying they were coming tomorrow (tues) to do survey.
This may sound stupid but we have not actually been told they have approved our mortgage.
If things are processing in terms of survey is this a sign they have offered us a mortage and we have passed the credit checks and bits, or do they do that once the survery has been done?

Hi Jakesmummy,
We have just completed our remortage to a new lender and did the app over the phone like you. The credit checks are done at the time you apply, you then have a 'decision in principle' which means the app is subject to searches and valuation.
After these are completed, the adviser will call to let you know the valuation and how much they are prepared to lend-ie is it enough to offer you the money you need. If you are both happy to proceed you will get your 'formal mortgage offer' and they will send out the paperwork.
From there its down to the solicitors to process everything with land registry etc and get you switched over.

This doesn't mean that they will definitely offer you the mortgage, but assuming the value holds up and anything else that they wish to verify is indeed verified then I would expect things to sail through.0
