Counci Tax Band query?

I was looking to purchase a property that was a band D, (which was fine), however as things developed the property had a small extension, added on the front of house, to (slightly increase Kitchen and bedroom), there has not been any big extension or increase in bedrooms. Anyway it came to light they did not have any building regs and the work had not been signed off (the extension was done around 10 years ago). This has now all been sorted out, however when looking on the Voa website, there is now an "i" (which means pending) &(when a new occupier moves in there, there will be a band increase). Is there anything I can do about this, ie. appeal if this happens. There is no way it would be an E banding

If the occupiers had got this signed off 10 years ago when they got it done, it would not have affected the band, I really begrudge this, when there is not really any extra space as such i.e. extra bedrooms etc.

If anyone can help or give me any advise I would be very grateful

Thanks
Tal

There may be a band increase. It will depend whether the extension would put the value of the house into the next band.

If the extension had been "signed off" 10 years ago there would still have been an "i" against it on the website.

If the band is increased then you have six months in which to make an objection.

    Thanks for your reply

But I disagree, that the "i" would not have been next to it 10 years ago, our council have only been doing this the last 5 years, with extensions going on properties.

I will definately appeal as it does not warrant going into the next band

Has anyone had this and appealed?????

The VO use more than one method of finding out about extensions - its not up to the council to decide whether a property will need re-assessed by the VO.

The facility has always been there under council tax legislation to potentially re-band a property with an extension the next time it is sold - its the way the legisaltion is written, even if the sale was 20 years after the extension was built.
I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

As CIS says the legislation has been in existence a long time, since start of CT. I'm ex VOA and increases in bands following sales where extensions have been carried out were happening more than 10 yrs ago. The "i" is there to help and advise people.

Your post may be a bit premature as it could be several months before VOA inspect extension and as I said previously there may not be a band increase.
