A&L: new 3 year re-mortgage deal

I have been looking at A&L's latest deals and noticed the 3 Year Fixed
Remortgage Only (Max 70% LTV).
The details of it are as below:
The Product fee for this mortgage is 1% of the total loan amount
Remortgage customers receive a free valuation (refunded on completion) and £200 cashback or our Mortgage Transfer ServiceMortgage Transfer Service .
Loans available between £50,000 and £999,999, fixed until 31 August 2012.
Borrow up to 70% of the value of your home.
10% Overpay facility.
*Early repayment charge: You are only tied into your mortgage during the fixed period.
Repay all or part of your mortgage before 31 August 2012 and pay a fee of 3% of the amount repaid.

I only need to borrow £45k. Should I look at another mortgage completely or take the £50k and put it towards overpaying straightaway (10%)?
