    1 you dont pay stamp duty if property is less than £175,000.
    2 Are there lots and lots of flats being build and build in the last few years in the area you want to live ?
    What is the maintence costs of this flat each year
    Do you want people living over you, besides you and under you ( how thin are the walls )
    Dont go high rise !!!!
    If you can afford a small house why buy a flat !
    Lots of things to consider
    I now own a modern home with good central heating & insulation and it needs little if any maintence ( but I am lazy )
    I also work long days at work and dont fancy plumbing a bath in after work but each to there own.
    Do not think you can add value to a property in the present market.

    North Lincs, if it is Sunny Scunny then loads of house choice under £75k to get a good deal, just look on rightmove and ring round agents on houses and see whether they reckon that your upper limit is a sensible one for each house.
    In these times some sellers will bite a FTB's hand off and drop the 12%+ that you are looking for from £80k to £70k, drive a hard bargain as a wrong purchase now could mean you will be stuck with a house for a long time, and regards that I personally wouldn't buy a £70k flat if you can get a house.

    If you see one you like then do your homework, see when they bought it, how much for and guess what the mortgage could be to redeem, get propertybee on rightmove to see if it has been reduced and how long they have been on the market

    As for viewing then I look at usable space but also boiler, electrics, kitchen, bathroom and general upkeep
