Mortgage for new-build flat

Hi all,
I am a FTB trying to buy a new-build flat for 120k. I have a deposit of 15% (18k) but am struggling to find a mortgage. The closest I can find is the Halifax who are offering 80% LTV for a new build.
I am exploring a vendor cash back option to get me there, but thought I would ask on here if anyone knew of a lender who would consider 85% LTV for a new build. Please help! Thanks in advance,

oh my ears. Three horrible swear words in one post..... "new build" and "flat" and "vendors deposit".
With those three negatives working against you and not a very big deposit, your choice is going to be more limited.I am an Independent Financial Adviser (IFA). We've got a 85% with principality on a new build - but not a flat, you'll have to check if they 'do' flats!
Got a 4 year fix at 5.29% no fees - I know they have pulled the 5.29% but they may do same but a little higher. I've been impressed with them. Currently use the Woolwich, who are uncompetative at the mo'.
