    that's debatable - dependant on the seasonal factor look at post 10 here

    If you look at the Nationwide reports, you'll see that prices actually rose for the last two months, just not by as much as the seasonal adjust thought it should have.

    Feb 2009 = £147,746
    Mar 2009 = £150,946
    Apr 2009 = £151,861

    that's you though AD because it suits your circumstances and local area.
    many people and quite a few areas are now seeing price rises or price stabilisation taking place. that's if you look at the past couple of months numbers.

    25% is ambitious as it all depends on the initial asking price if it's realistic or not and also are prices rising or are they stabilising or still moving downwards.

    but as always people should decide on what suits them and what is going on in their local area not what they see on national averages...

    Spoke to housebuilder today who said that they are having a number of cancellations as clients cannot get mortgages. Maybe they were just saying that as i am looking for money from them!
