time to re mortgage..need help

hi there 2 yrs ago we remortgaged with kensington .....due to falling in arrears of about 5 mths with halifax...and also other arrears etc etc....

now 2 yrs have passed were doing fine...everything paid off.....no arrears...


ok...so we have had a past history of arrears but nothing now for 2 yrs....

good earners.....

good salarys....

good holidays etc etc....

hopefully bad times are behind us once and for all.....

now in early oct/nov we will need to re mortgage ..as the low rate will increase to 7% +....( our mortgage )

can u recomend what we should do...anyone to offer advice once again please....

do u think we will be able to re mortgage with our history of arrears 2 yrs ago.....

we do need a lower rate.....( dont we all !!! )

    if you were with Kensington was your mortgage taken over by Mortgage Express? if it was you may be able to leave them now as they are waiving early repayment charges for many clients if you can go before the end of June.

    This really depends on the loan to value and what the reasons behind the arrears were, if it's below 75% you have a fair chance of a switch, speak to a good broker who should be able to guide you.

    checked this am...we are still with kensington
    fixed rate 7.49 % till end oct 2009

    then from nov 2009 6.14 % variable.....
    current baalnce
    as of feb 2009 £103'003.59p
