3'3.4", or 1 metre as it is in new-fangled measurements - that's how long.

I'd go for the shorter end of that personally on the basis that current monetary policy is going to be inflationary and it takes about 18 months for it to feed into prices fully.

Any ideas on how high interest rates will be in 2012? My fixed rate ends on 31.12.11!

No one knows. People can predict the short term reasonably accuratly, but long term goes all to pot. They could be practically anywhere. My guess is that if you plan to repay as much of your mortgage as possible now, when it is cheap, you won't be making a mistake.

Or to put it another way, it wasn't too long ago bank rates were always over 10%, and people would have thought you were having a laugh if you ever predicted base rates would go to 0.5%.

If QE feeds through and pushes up inflation, could be 10%+

I'm old enough to remember scary interest rates (although I was lucky enough to be young, free, single and renting/living with parents at the time).

I was only joking I know no one really knows how high interest rates will be in 2012. I reckon high - but then I thought that in October last year which is why I fixed my mortgage for 3 years (worst possible thing I could have done apart from fixing for 2:mad:) If only I hadn't I could be saving a grand a month!!!!

Thanks for the advice though, it is what I am doing actually.
