Fixed 2.99 plus loan or fixed 3.89? Help!

I've been trying to get my head round what is the best option. I have a current mortgage of £252K plus want to borrow another £30K (but could settle for as little as £10K for best financial deal and hope to borrow more later):

First Direct fixed 2.99% for 2 yrs Offset mortgage (£599 + £299 fees plus £270 valuation) - £252K plus borrow £10-£30K on unsecured loan (?) as FD won't lend the extra money I need. £30K would be spent across the next 3 yrs £1K a month.

or

Abbey National 3.89% fixed for 2 yrs (£995 fee) - they will lend us the £252 plus £30K

Any advice, thoughts or other ideas of getting the best rates fixed for at least 2 yrs.

    The best deals are only avaialable with a good LTV. Yorkshire offer a 3.69 tacker offset if you have 40% LTV with low fees. woolwich offer 3.29% with £1000 fees
