Also, how do I divide off a garage from a property I don't own and buy that garage?

Ring estate agents, or look in the paper. Rightmove sometimes have them in.

You need a solicitor to do the conveyancing. It's not all that expensive, maybe as little as £200.

Unless I've missed something, you're looking for planning permission to build a recording studio, not a garage?
That would require specific permission, or you would need to apply for permission for change of use from garage to studio. It would probably be quite difficult to get because any residents in the area would have concerns about possible noise.0 -
Yes, Julieq is right - this isn't a garage, it's a recording studio, which falls within Use Class B1. Therefore, unless the land you buy is already used for B1 business purposes then you will need planning permission to change the use of the land to a B1 use. You should look on the relevant Council's website to look at the Local Plan to find out what the policies are regarding the creation of new employment land. Some may regard this as acceptable, and some may not, although like someone else says above, the creation of employment land in the middle of a residential area may well be refused anyway.
It would be easier for you to look for a starter business unit somewhere which has a lawful use for B1 purposes and rent/buy that.
And in answer to your questions about planning permission - you don't need to own the land to apply for planning permission, you can submit an application before buying it, although it will take 8 weeks to get a decision. If you go for an existing business unit, it may be that no permission is needed. If you pursue your idea of buying some land and building a new building, the fee will be £335 for the planning application (as it will involve a change of use).0 -

I'm not tied to any one area of the country, but my partner needs to work. So it would have to be somewhere near plenty of jobs.
I'm looking for advice on - how much should I budget for this, and how should I go about doing it?

If your 'garage' is in a residential area you should also check the covenants. Where I live you would get permission to build a garage and the council may even grant you permission to build a recording studio, but as it is classed as B1 for business purposes you'd be banned under the restrictive covenants, which are very expensive to overturn. The cheapest way is to pretend you are Grant Bovey and Anthea Turner. Get a builder to construct the garage and, after he has finished doing the work, you don't pay him and get a nice garage for free.0 -
