If i was to remortgage to the same lender, would they still come out and re-value my house?
Is the value of my house what it would be put up for sale for or is it based on the value of houses already sold?

Staying with the same lender is not a re-mortgage, it will be a product switch you are looking at (if all the figures are staying the same)
Most lenders will have an indexed valuation of what your property will be worth
