Need mortgage for property that was a business

First Direct will not give me a mortgage on a property I want because it is being sold as a pub. It's been empty for years, so I place to renovate it then sell in on down the line.
Where is the best place to look for a mortgage for this?

Planning permission for what? I believe it can be made into a dwelling, but it is grade II listed.0

You'd need planning permission for change of use from pub to residential.
