Spliting of deeds question

Hi, i have just obtained planning permission for house in our garden wich is on a seperate pice of land from our house. We intend to build the house ourselves and move into it having sold our house.
For this we need to split the title deeds. we have a £140,000 mortgage and our house value without the plot of land is about 200,000. Our mortgage is with Northern Rock. Does anyone know how much equity they will want me to have in the house to do this?
Also does anyone know how much solicitors fees are to do this.

I plan on spliiting deeds then sell house before starting build.
I have asked but they didnt seem to want to say before I fill out the forms they have sent. If it is 75-80% then thats fine but interested to hear anyone elses experience.0
