Will we get a mortgage?

Hi, hope somebody can help! I'm probably worrying over nothing but its a big thing getting a mortgage and I would appreciate some advice/opinions. My boyfriend and I are applying for a mortgage together this week. We have a deposit of £30,000 for a house we want to buy at £170,000. He has a good salary (29k) and an excellent credit history. I have an ok salary (19k) and a good credit history. Mine is a bit poorer than his as I have only been living in the UK for three years and have moved around a bit since I've been here. In that time though I have taken aout a credit card, personal loan and mobile phone contract and have never missed a payment on any of them. Does anyone have any ideas on whether my credit history would have a bad effect on our mortgage application?

I had some financial trouble in Ireland a few years ago that I have sorted out now and have been told won't show up on a credit check here so I think thats okay, its just the length of time I ahve been here/number of times I have moved that worries me.

Would be grateful for any advice!

    You should be fine

Are you going direct to a lender? Or via a broker?

I assume you weren't made bankrupt in Ireland? Otherwise, should be ok. You're quite close to the 85% mark though so watch out if the house needs works - the lender may reduce the loan proportionately.

Via a broker - my boyfriend's family has a financial advisor so we are using him - does it make a difference?

They will be in a better position to advise on the adverse credit, than going direct to a lender.

It's a brand new build so I hope it won't require work!! Its a turn key development so I don't see any problems there.

I wasn't made bankrupt in Ireland, but was taken to court in my absence over an old debt. I have made arrangements with the old creditor there and am paying that off now.

Thanks for all the advice - I have done 2 credit checks on myself and neither show the problems I had in Ireland. However I am a bit confused - equifax says I have a very good rating and experian says I have a poor rating. Any ideas on which is best to go by and how much of an impact they have on our mortgage application? I'm given excellent ratings in things such as repayment of existing loans (no late repayments) but poor on not having been at my address for very long (although I am on the electoral roll). Sorry for all the questions, my boyfriend has excellent history and we have the deposit and a good savings pot - I'm just very nervous that my rating will affect our mortgage application. Grateful for any help!
