Anyone had any problems with LMS Direct Conveyancing on Nationwide re-mortgages?

LMS were instructed by Nationwide to act on our re-mortgage from Northern Rock. When it came to redeeming the NR mortgage on 9 April, they - for reasons only known to themselves and I am not sure that they even know the reason - sent the transfer by BACs - which due to the bank holiday took even longer than the usually slow 3 days and took 6!! They spotted that problem - and duly added on SEVEN days extra interest to the redemption figure rather than sending the money by same day electronic/telegraphic transfer. So instead of us paying £23 to send the money same day, we've paid £350 in extra interest to Northern Rock because it was delivered by snail...

Has anyone had any problems with LMS? I've sent off complaints to LMS complaints dept, the MD of LMS and also Nationwide. Just wondering whether complaints were resolved to anybody's satisfaction. I have sent the letter to Nationwide's 'Securities Team' but if anybody has a better contact at Nationwide, please let me know.

    Did LMS send you a remortgage questionnaire? Typically these are sent out and you might find they covered their backs with a tick box on there where you had to elect to pay a TT fee, otherwise payment would be made by BACS or cheque.

    I ticked a box to ask for TT to be used for excess funds to be returned to me but no question about the redemption monies asked.

    in case anyone has the same problem with LMS in the future - we complained and got £350 refunded from them. Apparently it was in line with their policy to repay Northern Rock £379,000 by cheque instead of via immediate bank transfer. Absurd policy but glad it has cost them £350 instead of me!
  • We have had a bad experience with LMS taking money from debit card after HIPs case was cancelled they advise this is legal as we have given them verbal agreement...how can this be right when then havent done anything nearly £500 is to much for no work...anyone know where to start with getting this money back

    Hi, I had a similar problem with the solictors appointed for my remortgage to Nationwide (can't remember the name).

    After wading through the paperwork I didn't agree with the redemption, phoned to query and was told the difference was 6 days interest to cover cheque clearance. This came to around £350, I told them to do same day transfer and I would pay the £35 fee. OMG they made such a fuss! Told me it was the default to pay cheque etc. I finally got the payment made via bacs and then wrote a snooty letter accusing them of not treating customers fairly and they replied refunding the £35!

    LMS are a mixed bag.

    Sometimes they are excellent, other times poor.

    You always seem to get that with the big legal firms though
