Deeds - where are they?

We recently changed mortgage lenders from Abbey to Nationwide through a recommended financial advisor.

Our issue is that Nationwide do not hold any deeds as its their policy not to. I contacted our advisor as I am concerned and was told not to worry, they must be somewhere and its likely they'll be sourced when you change lenders or sell the property!!!! :eek: Hardly comforting.

I wrote to the conveyancing company and have yet to receive a reply.

I am not sure what to do and whether I am worrying unneccesarily. :confused:

Can anyone help?

    Firstly you shouldn't worry too much.
    Chances are that they are held digitally at the land registry so the paper copies are not a big deal anymore.

    You conveyancers should know where they are but I don't think there's much to worry about.

    Abbey may send them out to you
  • We remortgaged from Barclays to Nationwide 3 years ago. Barclays kept hold of the deeds while the mortgage was held with them but Nationwide posted them to us when we changed to them.

    this is because of the act of land registry 2002

    I changed to Nationwide mortgage last year and evenually they sent the deeds, etc. - it did take some time - months. Maybe give them a call if it has been a long time. Also they may not have received them from your previous lender.

    This is all dependent on the banks' respective solicitors!

    P.S. I noticed that Nationwides' yearly statement was very poor in detail - especially when compared to Direct Lines extremely detailed statement. You have to ask each year but they will forward the interest charged each month.

    I'm not quite sure why they are saying that as we moved from Nationwide to Abbey a few months back and they did have the documents.... although I suppose each case is different

  • Someone else suggested that they will be held electronically. I may call Abbey just to put my mind at rest.

    I am sure it will all be just fine, though typical of me to panic.....

  • Hi, im a conveyancing executive - there is nothing to worry about - your title to your property will be held electronically at the Land Registry - neither the Abbey nor Nationwide want to hold any physical title deeds and more. More often than not now there are no actual paper title deeds for properties. The solicitors dealing with your re-mortgage should have sent you out a copy of the Title Information Document following the completion of the registration of your new charge with Nationwide and if they haven't you should ask them to send you a copy of it. If you are not getting much joy for them you are able to request a copy of your title direct from the land registry. Hope this helps.

    There is often a pack of "related paperwork" which would often be called "the deeds"

    As in most cases the Land Regsitry holds the information on there systems, the lenders no longer bother keeping these extra papers ... they usually send them back... worth keeping in case an issue arises that might need reference back to them shen you sell
