Advice on Offset Mortgages please?

We have a 5yr fixed rate interest only mortgage at 4.98% with Nationwide which is coming to an end in Sept 09. Having looked at the posts on this forum, it seems most people are agreed that rates are going to rise over the next 3-5 yr period. It seems to make sense that we should start thinking of booking a mortgage now so…

I have just taken our money out of ISA,s and put them into the offset account and now drip feeding a couple of Barclays regular savers 6% £250 a month and may even open current A/C with HSBC just to save into 8% RS £250 a month.
