Help! Will any one lend?

Hi all,

Have an appointment tomorrow with an IFA but can't rest so wonder if any one can help....

Just had house valued at £179,950, on a fixed rate mortgage tied for another 4 years with A&L.

Outstanding £147,000, £1021 a month, also a secured loan of £15,000. Want to move to a property around the £200,000 mark. Is there any hope?? A&L only lend 85% LTV at the worst deal, so think they are out of the running.

Got a fair bit of spare cash each month that can go towards bigger payments.

    Thanks for that! 5.2% ish I think.....ok maybe lower the budget dramatically then!! lol....relocating with work, so move is needed however not immediate so fingers crossed. Would love to put the extra away, but I am offically useless at that, hence me being on here always looking for that inspiration!!!!!
