    Not entirely sure if this applies to you, but remember your income from rent is taxable. I could be wrong, but I think this only really becomes an issue if you have to do self-assessment, or live overseas.

    I assume your buildings insurance is actually landlords insurance?

    All income I get will be used to pay off the mortgage, I will also have to add to this amount to make up the monthly payments, is this all liable for tax?

    Any gas applance needs to have a saftey check every year (shame my lanllady doesnt adhere to it)

    The 2 gas cylinders may be for a gas hob or a gas fire, or both. Usually there are 2 for a cooker with an automatic changeover connection.

    The cooker is electric, I will get the gas cylinders checked this evening.
  • The additional amount for you to earn from rent is £4200ish tax free, doesn't matter if you are paying this into the mortgage or not.

    Have you an energy Performane certificate (EPC) it's against the law not to have one, cost around £80


    Leave the lecky as is for the tenants to pay every quarter
