Can I assume you guys are all remortgaging? Ours is a mortgage for a new purchase. I ask partly because they've charged me £430 for a valuation, so I'm wondering partly why it's £120 more expensive!
payless - I've had copies of valuations from other mortgage companies before (although only purchase again I think). is this something peculiar to A&L or is a remortgage thing again?0 -
What about the issue of the fact that it is a drive by. I mean having a convervatory add to your homes value. Having a big south facing garden addto your homes value, having an expensive new patio adds to your homes value.
None of this has been factored in.0 -

Most companies provide a copy of valuation on purchase ( C&G don't if its free)
Most companies don't provide a copy on remortgages ( especially when free - but again most "free" remtg valuations are FREE - not just refunded )Any posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0 -
Drive bys are one thing - sometimes you only get desk based valuation - which might look at a indexed valuation since last proper one and known sale prices in area .Any posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0

i was made aware at an early stage, both verbally and in the information i was sent, that the valuation figure would not be disclosed.the different amounts of valuation charge are also explained in the information
ie different amounts different price bands.

I have just had my offer for this mortgage, I paid £280 for the valuation (to be refunded) and I had someone come in my flat and go all round it for about 15 minutes (is only a small flat), so I would query with them why you had a drive by one if it is borderline? :rolleyes:Mortgage Total: £51,549 / £75,000

they told me exactly how much they were showing my house to be worth - and, also told me what the revised valuation came it at - after i'd paid the £90 fee. I eventually snuck in under the 65% LTV threshold by £2000

What they value your property at is very difficult in todays market and if you want the deal then find the £1250 and get on with your life.
Its 3.95/3.99% for the next 5 years and you can overpay on that as well.
Best deal on the marklet and hopefully when you come to sell the patio will swing it !0 -
Alliance & Leicester use ESurv and are down valueing for fun and that's why, I suspect, it's refunded on completion rather than free. It's money in their pockets and a nice tidy sum for doing nothing.
Don't go with A&L unless you are very very comfortably within the LTV Ratio or you will be disappointed.
I had a down valuation on a 3 bed end town house, integrated garage, gardens front and rear, nice views etc etc. We submitted the case on an estimated value of £130,000 and it was valued at £100,000!!!
They will only reconsider the valuation if we submit 3 comparable "recent" sales. As houses aren't selling so much, that's not so easy!I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.0 -
I received our valuation report from A&L in the post. It wasn't a drive by as the report makes comments on the interiors / walls etc.early retirement wannabe0
