FTB - Mortgage advice needed / Good deals?

Hi,
I've got a question on mortgages and current deals.
I require a 55k mortgage on a property valued at a £100k, Lloyds TSB have offered me a 5yr fixed deal at 4.39% and a 3yr fixed (can't remember exact rate at present) but I think I can do better than that.
I'm relatively new to this so was wondering if anyone could point me in the direction of any better deals that are currently on the market, I'm looking at getting the mortgage ASAP.
