New Landlord

Hi all - first off sorry if this is in the wrong place but am after a bit of advice.

My flush broke on my toilet and i have asked for it repairing - they are taking ages to do it and i cant go to the loo at the moment so it is getting very annoying. How long by law do they get to have this sorted?

Also, my landlord is a company and they are really bad - rude on the phone, not helpful (ever) etc. My contract ended and now I am on a rolling monthly one (i have to give a months notice if i leave) - how long by law do they have to give me to boot me out (they seem mean enough).

    if the handle just broke - look at lifting the lid of the cistern and pulling up the plunger to flush the toilet

    Otherwise pop to a pound shop and get a bucket to fill and pour down the toilet to flush it No idea on the legal stuff

    But as they say in africa - if it's brown flush it down, if it's yellow - let it mellow ... ....

    Hi,

    From experience with tenants as flushing the toilet is pretty essential from a health and safety point of view you need to log the fact that you have requested the landlord to repair the toilet. Put it in writing that you will give them 24 hours to repair it (given that you have already asked them to repair it. State that this is a health and safety issue.

    If they do not repair it get it repaired yourself and get the invoice sent to them direct or recover the money by deducting it from your rent.

    With regards to notice on an assured shorthold tenancy of say 12 months, the lanfdlord cannot kick you out within the first 6 months (unless it is for breach of contract) after the six months they are required to give you two months notice to vacate (again providing you have not breached the contract). As you are on a rolling tenancy effectively they only need to give you a months notice as they don't have to renew the contract each month.

    Rang them again as its now been two days - and when i got home it was all done (something had actually snapped inside). Wouldnt have been bothered if they had been polite - was just the way they spoke to me that got me annoyed.

    Am a bit worried that they only have to give me a months notice - might try and arrange a new contract.

    glad you are sorted, but what about next time no matter how bad just keep going and tell them you are still going, thankfully i am a landlord and not a plumber, consider your move there are plenty of good l/lords out there
