Renting 2nd bedroom would void T&C of A&L mortgage?

I am currently applying for an A&L mortgage. In the future I would eventually like to rent my spare bedroom to a lodger however I was told that I won't be able to do so according to the T&C of the mortgage (which I haven't received yet). I was told that I would need to remortgage if I decide to take a lodger and become a resident owner.

In my current mortgage, there is no such clause. Has anyone came up such a clause with the A&L mortgages? What would happen if I still decide to rent this room?

    It would certainly affect the contents insurance (which I am not too worried about) however I really need to know how an extra income from a lodger could affect the mortgage itself.
