A few sellers around here (Leeds) are now starting to realise and lower their asking prices to something more realistic.
One 2 bed semi with a good size garden and driveway which was up for £130k 9 months ago is now at just short of £100k.
A 2 bed semi bungalow with garage and good gardens has come down from £130k to £105k in the last week.
If these are still kicking around when I have my 15% deposit in July ill be tempted if i like them enough.:cool:0 -
Certainly the case in my area. A 2 bed terraced repo is on at the moment at an asking (not guide) price of £65k. Similar properties up for private sale are on for £100k.
I know for a fact that a 3 bed terraced repo on the next street down sold within a month of being advertised at £78k (around Christmas time), but don't know how much it sold for. The houses at joke prices either aren't selling, or are taking upwards of 12 months to sell (lots of those go subject to contract, then back on a month later, or can be found "to let").

I think money comes a poor second place to having a family. My parents were never that well off and we lived in the same small-ish house for the whole of my childhood (my parents are still there) but I didn't notice because we did loads of fun stuff that didn't cost anything. A regular kickabout on a local field with your Dad costs nothing but you remember those times forever.

Little kids won't be bothered with moving house. The whole world is new to them. Just paint their new bedroom in the same colour and they will hardly notice. When they start school and make friends that could be a different matter.
We had our first child unplanned when we were dirt poor got given loads of good quality secondhand baby stuff!)but little kids are not materialistic and value time spent with their parents above anything else. So my advice is to go ahead and start a family now if you want to.It's great to be ALIVE!0 -
Looked at about 20 properties this weekend, without exception they were overpriced by a significant margin. We knew this in advance from historical sales data applied to recent price movements in the area.
We picked 8 of the 20 and will proceed to make what we view as reasonable offers on those properties. If none accept we move on and repeat. Eventually a seller will wake up to reality and our genuinely reasonable offer will be accepted.
Luckily we don't need to move until September so can easily play the waiting game, in our price range each property is losing about £70 per day to the vendor.0
