    Is the dispute ongoing? How recent is that 8 on your credit file?

    If buying initially just in your name then the loans & CCJ will not be too much of a problem.

    The (8) might be.

    But if you have both got certifiable income, then self certs are not needed.

    At that LTV you should be able to get a mortgage - hopefully at high street rates (if in your sole name) - otherwise higher rates if looking at joint names.

    Either way it should not be too difficult - it is a shame the porting option is not available to you, and you have the penalty fee to pay.

    Have you spoken to any brokers? Going via a broker would be adviseable as they would look to get this agreed on highstreet rates if possible, by discussing verbally first with lenders, without damaging your credit file with numerous credit searches. If that fails they would then know of alternatives for you to look at

  • thanks hunni, will get onto the broker I used last time in the morning to see what he thinks. He got me the self cert with light adverse last time so thanks for giving me some hope....I may not sink right to the bottom of this bottle of red tonight now!

    A few lenders take a slighlty different view with mobile phone's as a HUGE number of people have had issues - You husbands CCJ if settled 2 years ago will not exclude you from the entire high street - I think in this situation a whole of market broker would be able to find you a suitable lender - but then again a few on this forum will probably suggest you do it yourself!
