dh rang the estate agent and apparently loads of people are booked in to look at it, so they think it will go to offers........don't want to get into a bidding war!
I wouldn't be swayed to much by the EA -its their job to talk up the price.
Just wondering if you are in Scotland with mention of offers over. FWIW 9/10 houses in my area of central Scotland are recieving offers under, even where offers over are cited.0 -
Offers over, offers in the region of, fixed price, its all just marketing speak, you offer what you think its worth, end of. Who cares if it says "offers over £X", what's the worst that is going to happen you put an offer of less than that in?? They can only say no.0

thanks for the recent posts, all and any information greatly received.We want to make an offer and we do have funds in place, its just that we dont want to get into a bidding war, with the offers over price becoming greatly elevated, our worst fears would be sealed bids.We will remain in touch with the EA.Oh....I'm not going to lie to you......At the end of the day, when alls said and done......do you know what I mean.........TIDY0

Decide what it is worth to you.
Put in that as your offer.
You'll get it at the price you were happy to pay, or someone else will get it at more than you were prepared to pay.

Bad experience with posting rightmove details and potential offers.....some numpty located it, and put a photo of it on the envelope and royal mail delivered it and the estate agent wasn't best pleased and basically caused upset to a old lady. The limping donkey knows who he is!

don't feel you have to play the offers over game either, i'd be tempted to offer under their new asking price. if they don't accept - fine. just don't get into a bidding war.0

I don't know how people can say it's a good price. Are they assuming £175k in November was an accurate price and that the drop is fair. All this without seeing any details of the house!
So if I buy a property, list it as £200k, drop it too £120k people will think that is a fair price, yet it could be just a garage.
As mentioned, pay what you think it's worth. If you can easily afford £146k then buy it. If it's stretching you, then maybe wait a little (which is risky)."Boonowa tweepi, ha, ha."0 -

The plot thickens.......
The EA rang today, she asked what thoughts we had after viewing, I told her that we liked it but but aware that there were many viewers and interested parties and had no intention of getting into bidding wars, she then tried to get me to use their mortgage broker as they offer a complete service and if we had their inhouse broker then it's a smoother transaction and the owner would take my offer more seriously than non in house broker. I told her that there was no way that Iwould ever use a inhouse broker due to possible breaches of the data protection act ie illegally disclosing of our figures to the EA. She told me that they are not commision orientated.
I told her that I think that this preferential treatment was ethically questionalble then told her that I didn't think this conversation was going anywere.................anybody experienced this?Oh....I'm not going to lie to you......At the end of the day, when alls said and done......do you know what I mean.........TIDY0
