90% LTV - best fixed rate deals?

My mortgage is coming to an end soon and i'm looking to fix, possibly for 5 years.
My current lender (Natwest) is offering 5.04% fixed for 5 years wirth £199 fee.
Just wondering if anybody has seen any better offers at 90% LTV?

I'd bite their hand off, best we can do with Halifax is 4.99% for 5 years but with a £1249 fee.Total debt (minus mortgage) [STRIKE]Jan 2008- £26972[/STRIKE]

in which case i guess the question is, is it worth waiting for a while for fixed rates to drop? at the end of may i'll revert onto the SVR which is currently 4% (surely too high for a government owned bank!)
we're undoubtedly entering a sustained period where the boe interest rate will be below 1% for about a year given there is no sign of recovery. the measures put in place by the boe to free up lending will take a while to take effect but you would hope the end result will be to lower mortgage rates.
which leads me to conclude that the fixed rate will likely fall further in the coming months. anyone share similar thoughts?0 -

we are also looking for a 90% mortgage and have never seen figures like this...
is this just for existing customers? last time i spoke to the abbey, my lender, they offered me 6.2%..

yes i think for existing customers only - the ones for new customers with natwest are much higher0

As mentioned in the press a while back - Northern Rock are being 'encouraged' shall we say by the Government to introduce new mortgages and some designed for FTB. I don;t know whether they will go up to 90% LTV (I hope they do - I'm in the same boat!) but it may be worth keeping an eye out for. The feeling was they were going to announce new products in early April.0
