    Your version of my signature is way off the mark, as if it was to read i am 20% down by Q1 09, then it will have to fall a huge 30% in a 1/4 to do that.

    You'll realise surely that £155k and £139k is roughly 10% up, so to get to 20% down, the Aberdeenshire index for me will have to go from £155k down to £111k next week when Nationwide update their regional figures. You really think this is likely?

    It's not just Nationwide data either, the Rosea (Scotlands LR) also confirms Aberdeenshire data is accurate

    May i make this point clear to you, there is a difference between stating that my house price is showing a positive increase with a 2yr comparison, to that of saying that my house price is rising. If my data was showing 20% up 9 months ago, 15% up 6 months ago and 10% up 3 months ago, it is clearly not rising.

    I have never said otherwise:confused:



    I would really love to know what, in mitchaa's opinion, makes Aberdeenshire such a special place as to be bucking the national - nay, international - trend of falling property prices.

    It's a veritable oasis . . a magical, magical fairyland, obviously.

    I shall keep referring to the official Nationwide and Scottish LR which backs up my factual data shown in my signature?

    From Q1 2007 to Q4 2008, yes my house is still up by 10% but where have i ever stated that my house price was rising? Q3 2008 was showing 15% and Q2 2008 was showing 20% for example which is indicative of prices dropping.

    It's amazing the cheap tactics some people will go to to try and argue black is white. As in my signature, Aberdeen is bucking trend at the moment BIG TIME. Most of the country is at 2004/2005, Aberdeen is still mid way through 2007.



    So on the way down from your siggy figures for 2008 then:D .

    Personally, I usually trawl through lots of sites in order to get a real idea of house price drops in an area. Using only those that tell you what you want to hear must make it a lot less painful for those facing negative equity but is hardly a sensible way to find out the true situation.

    BTW, it wasn't a cheap tactic - I would certainly look my own house price up on that board, and also those like propertybee and Zoopla: and I AM selling two houses at the moment so have and do;)

    I'm 22, have £21,000 in the bank, no assests, earn £15,000 a year in a dead end job! I feel so-so. I always think I will eventually make a million someday (somehow) and be able to pay off my mum and dads mortgage!

    Scotland is fairing well, primarily due to the fact that Scotland never seen the same HPI boom that England did. If Scotland has always been more affordable than England, guess what, it has less to fall, it really is that simple. It was exactly the same 15yrs ago with the last crash.

    The key is affordability. The average house price in Scotland is at around £125k, the average house price in England around £175k

    The figures shown in my signature strip, i didn't actually just make them up you know, there is evidence to back up my claim:rolleyes:

    Aberdeen is falling, where did i say that it was not, but it is clear to see that with many areas back to 2004/2005 levels, Aberdeen is still stuck half way through 2007 levels.

    2007 compared to 2004/5 tells me that the 2007 is fairing better. It's not hard to grasp;)

    On the way down from my 2008 figures:confused: I had 20% equity, then 15%, now 10%, of course its going down but where the majority are in negative equity, Aberdeenshire is still showing positive. If i was in it for the money i would have sold 9 mths ago and banked 20% equity, but im not a greedy man, and i really couldn't give 2 monkeys about chasing every penny that i may or may not have got. Far more to life than that, i.e a happy family home.

    Propertybee and zoopla:rotfl: I use official ROS (LR) Halifax and Nationwide data, and a little common sense.This is then backed up with your likes of zoopla, but in the ASPC sense. Let me know when zoopla and propertybee publish official figures that the government take note of, there are a million and 1 indexes out there all showing different things, but when we talk of the 07 crash 20yrs from now, do you think people will be quoting zoopla/propertybee figures:rolleyes:

    Jealousy, that some areas are okay and some are plunging, some people really need to get a grip.

    Aberdeen just like London has very lucrative industries, Aberdeen just like London has higher than normal salaries, but unlike London, Aberdeen has always been affordable housing wise. 2+2 = 4, not 5.

    Over and out, talking to brick walls here obviously.

    Q1 07 and Q1 09 in my signature strip will soon be updated, it will no doubt show a fall, but will Q1 09 be less than Q1 07....We'll see :D

    mitchaa, how much do you pay to service your property debt a year (i.e. what is the interst and the outstanding mortgage). you have to take this off your "profit" too.

    I don't think so. Although I disagree with it I like and find very interesting your ideology, and I always enjoy discussing things with Moggylover. Its my main reason for staying here, really, hearing opinions very different from my own. Disagreeing with others opinions doesn't mean they are not educational or valuable and unappreciated :)

    Nice try, but where would you suggest i live had i not have a mortgaged property?

    Repayment mortgage payments for me (£1200) are around the same as what i would be paying for a similar rental property, if not a little less. Search www.aspc.co.uk for rental 4bed detached Aberdeen(shire) properties. In many regards it is cheaper getting a mortgage up here, than it is to rent as the rental market is propped up by high oil related earnings.

    So i am paying £1200pm and hammering away at my outstanding balance to have an asset in 15yrs time or i could be paying the same £1200pm, probably a little more to rent the same kind of home and have nothing in 15yrs time.

    Although just now, prices are dropping but im on a long fix and with additional 25% monthly overpayments, i am a million miles away from NE. In this case in comparison to rental, i would have to be mad to sell to rent as the way i see it, i will have an asset at the end of it and im no worse or better off in the mean time.

    In fact here you go just to show you how expensive rental is in this area...
